    There is no specific legally prescribed form<\/strong> for a site description; the owner can prepare it himself. However, using a template or engaging a specialist is strongly recommended to ensure completeness and accurate documentation of damage. <\/p>\n

    A valid placeholder must include the following essential information:<\/p>\n

    • Date of formatting.<\/li>\n
    • Identity and signatures of both parties (landlord and tenant).<\/li>\n

However, given the complexity and attention to detail this task requires, many owners choose to hire an experienced expert<\/strong>. This is the most reliable way to ensure that all elements are well documented and understood by all parties. The cost of an expert typically ranges between \u20ac70 and \u20ac500, depending on the specialist and the type of property. This cost is basically shared between the owner and the tenant, unless the tenant chooses to hire an expert themselves. <\/p>\n

      <\/strong><\/h3>\n

      Liability for Damages and Dispute Resolution.<\/strong><\/h3>\n

      The exiting place description distinguishes between normal wear and tear<\/strong> and damage caused by the tenant.<\/p>\n

        \n
      • Normal wear and tear:<\/strong> Costs for normal wear and tear (e.g. to paint, wallpaper, flooring) are the responsibility of the owner.<\/li>\n
      • Damage caused by the tenant:<\/strong> If the tenant is responsible for the damage (for example, due to intentional causation or negligence), the tenant must bear the cost of repair or repair the damage himself.<\/li>\n<\/ul>\n
