RENOLUTION PREMIUMS
As a landlord in Brussels, you can claim various renovation grants to improve and make your property more sustainable. The Renolution premiums, introduced on March 1, 2022, are designed to streamline this financial support and make it more accessible to Brussels residents.
INFO AND PROCEDURE
What is the Renolution Premium System?
The Renolution system bundles and replaces previous renovation grants, such as the Energy Premium and the Residential Renovation Premium. This support measure covers a wide range of work, from heating and ventilation to electrical installations.
Categories of Available Support Measures
Renovation is divided into several categories depending on the type of renovation work:
- Premium A: Services and studies
- Premium B: Site preparation (e.g., erecting scaffolding).
- Premium C: Rough construction and water management (e.g., sewers, rain collection systems)
- Premium D: Health (e.g., mold, moisture problems)
- Premium E: Roof renovation
- Premium F: Facade work
- Premium G: Exterior joinery
- Premium H: Flooring
- Premium I: Interior finishing (e.g. wheelchair adaptations)
- Premium J: Heating systems (e.g., heat pumps, solar water heaters)
- Premium K: Sanitary installations
- Premium L: Electricity and gas installations
- Premium M: Controlled mechanical ventilation.
So you can apply for premiums for a variety of projects, such as the installation of a new heating system or double-glazing, and it is even possible to submit multiple applications for one home.
Award Requirements and Eligibility.
Several profiles are eligible for a Renolution premium, including:
- Owner-occupiers
- Landlords
- Tenants
- Administrators
The property for which the premium is requested must be located in the Brussels Capital Region and have been built more than 10 years ago. In addition, it is a requirement that the work be performed by an approved professional registered with the Crossroads Bank for Enterprises and liable for VAT.
Level of Premium
Financial support can be up to 90% of the total project cost. The exact amount of the premium is influenced by:
- The type of work
- Family income
- The location of the property
Some premiums are a fixed amount, while others are a percentage of the billed amount. For an estimate of the support you may receive as a landlord, run a simulation on the IRISbox website.
Why Renovate a Rented Property?
The government is encouraging owners to invest in the energy transition of their properties. This is important, as energy-wasting properties will eventually decline in value in both the real estate and rental markets. The Renolution grants allow owners to anticipate this development and keep their rental property profitable. These subsidies also help maintain the quality of Brussels’ real estate stock.
Applying for a Premium in Brussels
Premium applications in Brussels are submitted via the website of IRISbox, an online counter that centralizes all applications for renovation aid in the Brussels Region. The file can be submitted online using the mandatory form developed for this purpose. The procedures have been simplified to facilitate more owners in their renovation projects.
